hi john, can i understand gross redemption yield as another term for cost of capital ?? it's abit confusing with this terminology

No. Gross redemption yield is the return to investors, which is before tax. The cost of capital is the weighted average of all costs of capital, after tax relief. Again - watch my free lectures!!
