Dear Sir, Please, help me understand how was getting at this problem - 82, to 12% the cost of equity. In the problem is nothing mentioned about that ... Thank you,

It is an error by BPP!!! The original question in the examination gave the cost of equity as part of the question. BPP have shortened the question (the original was 25 marks) but in doing so they have missed out the part of the question that gave the cost of equity.
