FREffective cost of preference shares

Hi, I'm doing a question from the BPP Revision book and there's a section about some preference shares.
The answer talks about increasing the dividend paid to show the effective cost.
I'm totally confused and can't find an explanation in my BPP (UK variant) book.
Anyone know where I can read up on this?
