You have used a figure of 18.28 when trying to calculate the IRR – should this not be 16.28 (6.06 – 10.22)?
I assume that you are referring to example 8.
You are correct and it is my mistake. The difference between +6.06 and -10.22 is indeed 16.28 and I must re-record the lecture. Thank you for letting me know.
The answer printed in the lecture notes is however correct at 11.86% 🙂
