    Can someone pls help.
    Is expenses like redecoration/decoration an allowable expenses under property income?
    My understanding was that decoration is an improvement hence not allowed but the Questions i’ve seen seems to be treating it as an allowable exp. Pls explain

    Hey,

    Repairs, renovation, decoration, redecoration are all revenue expenses and are allowed to be deducted.

    My understanding was that it depends on the state of the property before the work is carried out. Is this right or am I thinking about something else?

    @ Hannah

    You might be thinking about wear and tear allowance, which is only available if the property is furnished. This is 10% x (rent received – council tax – water rates).

    Capital allowance may be claimed on plant and machinery used for the maintenance of the property. If the property is furnished wear & tear allowance replaces capital allowances.

    Improvements on property such as redecoration or repairs are revenue expenditure, and they are allowed. This relief is available for even before the letting of the property commenced up to 7 years prior to renting.

    Capital expenditure is not allowable
