Hi Sir/Madam,
I would like to do exam on Sep 2018 but I just notice that the notes for F5 available in open tuition is for March – June 2018 exams. Please kindly your advice if I can use this notes for my study or I have to wait for the updated one. For information, the upcoming exam would be my first time.

If you look at the syllabus for S18-J19 exams https://www.accaglobal.com/content/dam/acca/global/PDF-students/acca/f5/studyguides/pm-sg-sept18-jun19.pdf you will see on the last page a summary of the syllabus changes. In fact there is only one very small amendment to LO A3b) that the calculation of life cycle profit will be examinable (not only the life cycle cost).
So you do not need to wait for updated content.
