Hi Sir,
I just wanted to know how would be account for the non-lease component?
Does this means when we calculate the PV of minimum lease payment; this has to be calculated net of non-lease component?

If you lease a car and there is a maintenance contract then the maintenance contract may be a non-lease component. It would be accounted for like any other maintenance contract.
