The lessee signs a 4-year contract with the lessor to rent a crane, a truck and an excavator for use in the lessee’s mining activities. Lessor agrees to maintain each equipment throughout the lease term. The total contract value is $720,000 and must be paid annually $180,000, including maintenance service costs for each rented equipment. The lessee determined the independently observable prices for the rental of the crane, truck and excavator to be $180,000, $150,000 and $290,000, respectively. Because there are many similar providers of crane and truck maintenance services, the independently observed price for crane maintenance services is $35,000, and for trucks it is $15,000. However, excavators are quite special, so the lessee cannot determine an independently observable price for the excavator maintenance contract.
