If the question says that a dividend is about to be paid, or that the share price is cum div, then you need to subtract the dividend to get the ex div price (which is what we need for the formulae).
This is all explained in detail in my free lectures. The lectures are a complete free course for Paper F9 and cover everything needed to be able to pass the exam well.
