    Dear Sir,

I realised that in this question, the initial investigation cost is not included in the estimated value. How can we tell when a cost is not supposed to be in the calculation?

It is all future, incremental, cash flows that are relevant.

So sunk costs, non-changing costs, and non-cash flows are all irrelevant.
