for part (a), when calculating the loss regarding to the furnished room, why not include a 10% wear & tear allowance?

I believe that property is a furnished holiday letting and therefore capital allowances are claimed instead of the wear and tear allowance - see OT course notes chapter 3 section 3 on furnished holiday lettings
