Example about Trade credit in manaing payables in Interactive text

I don’t understand example about trade credit in page 33 of BPP interactive text FFM. When calculated cost in interest per annum is 23.45%, but in the next line, it wrote that ” cash to obtain an annual return of 25%”. Where is 25% from??
